We use Thermal Infrared
Minnesota Thermal Infrared Home Inspection
An infrared camera uses variations in temperature (hot and Cold) to provide a visual picture of an area that is suspected of having a problem. The different temperatures will clearly show a picture that can be analyzed to provide evidence of moisture intrusion, missing insulation, overheated electrical, leaking ducts and many other concerns. One of the greatest benefits of this technology is moisture and energy detection. Leaking bathroom toilets, baths and plumbing can cause thousands of dollars in repairs, but can also be easily hidden by sellers and go undetectable by a normal home inspection, because inspectors can not see through walls. Unless the moisture is clearly visible , the home inspector would have to rely on a guess or hope that there is clear evidence of an issue.
In Minnesota, homes undergo extreme temperature variables and can be subjected to conditions that promote water intrusion and needed control. Should a home lack some of the necessary water control methods, damage can occur. However, not all water damage is detectable when it first begins, over time water can begin to show signs of damage both internally and externally, but the damage has already occured. Infrared cameras, allow us to inspect around those areas which tend to be the biggest culperates for water intrusion.
